- Getting an inspection ensures the buyer knows the condition it's in to avoid costly surprises down the road.
Who pays for a home inspection?
- In Arizona, it's most common for the Buyer to pay out of pocket for home inspections. It is typically paid for at time of service directly to the inspection company for any desired inspections regardless whether the sale closes.
- Seller may have home inspected prior to listing. The seller may use the inspection to take care of major repairs or price accordingly for deferred maintenance.
- Seller may pay for inspections if it is negotiated in the contract. However, the majority of contracts the buyer will pay for their own inspections.
How much does it cost?
- Professional home inspections typically ranges from $300-500 (but can vary depending on size of house and location)
- Termite Inspection. On average costs around $55.
- May hire additional specialized inspectors and will depend entirely on the property you're looking to buy.
